Custom Signs Scarborough

The Golden Mile, a 280-acre stretch of Eglinton Avenue East between Victoria Park and Birchmount, is in the middle of one of the largest redevelopments in Scarborough's history: currently a corridor of chain stores, strip malls, and surface parking, it's being rebuilt in phases by more than half a dozen developers, Choice Properties and Daniels, Starlight, SmartCentres, Madison Group, RioCan, and Dream among them, into a mixed-use district expected to house 40,000 new residents over the next two decades, connected by the Eglinton Crosstown LRT. Part of the plan includes a "communiversity," a formal partnership between the University of Toronto Scarborough and Centennial College. That's one Scarborough. Scarborough Town Centre's retail node and Agincourt's dense small-unit retail strip are two more, each needing something different.

Signage for the Golden Mile Redevelopment

With buildings planned up to 48 storeys across multiple development blocks along Eglinton Avenue East, the Golden Mile is transitioning from big-box retail to a genuinely mixed-use urban district over the coming years. That transition creates two distinct signage needs at once: existing retail tenants still operating in older strip mall buildings, and new ground-floor retail and residential lobby signage as each phase completes.

What we build for Golden Mile businesses:

Signage for Scarborough Town Centre and the Surrounding Office District

Scarborough Town Centre and the office buildings around it form Scarborough's other major commercial anchor, a mix of retail, medical, and professional office space distinct from the Golden Mile's ongoing transformation.

What we build for this district:

• Directional signs and wayfinding and utility signs for medical buildings and larger commercial floors
• Traffic and parking signs for the large surface lots typical of mall-adjacent retail

Signage for Agincourt and Kennedy Road Retail

Agincourt and the retail strips along Kennedy Road hold a dense concentration of small, independent retail and restaurant units, much of it serving Scarborough's East and South Asian communities, with storefront signage frequently needing to work in more than one language.

What we build for Agincourt and Kennedy Road:

Scarborough Sign Permits

Because Scarborough is part of the City of Toronto, signage here falls under the same Municipal Code Chapter 694 that applies downtown, not a separate Scarborough bylaw. Properties within the Golden Mile Secondary Plan area carry site-specific redevelopment conditions tied to each development block's approval, on top of the general bylaw, since the entire 280-acre area is governed by its own secondary plan.

Frequently Asked Questions

My business is in the Golden Mile and I've heard the whole area is being redeveloped. Does that affect my current signage? It can, depending on which development block your property sits in and how far along that phase is. We check the specific site plan status before finalizing a design for the area.

Does Scarborough have its own sign bylaw? No, it's part of the City of Toronto, so Municipal Code Chapter 694 applies here as it does downtown.

Can you do storefront signage in more than one language? Yes, multilingual window and storefront graphics are a regular request in Agincourt and along Kennedy Road.

Is there a minimum project size? No, from a single storefront sign to a full office or redevelopment package.
